Accommodation description

Located in the very heart of Fanari, a charming seaside village in northern Greece, Theodora Villa has been welcoming guests for over five decades. Built in 1971, it has always been a place where hospitality, warmth, and authentic Greek tradition have been passed down from generation to generation.

For the 2026 season, the accommodation has been completely renovated and carefully designed to combine modern comfort with the distinctive spirit of this place. Although its architecture now exudes clean lines, sophisticated interiors, and modern amenities, the essence remains unchanged - to make every guest feel at home.

Theodora Villa is just a minute’s walk from the sandy beach and the center with traditional taverns, bars, and all amenities.

The villa features 19 elegantly decorated accommodation units - six deluxe double rooms, four deluxe triple rooms, five junior suites, and three one-bedroom apartments. The units are located on the ground floor, first, and second floors.

Deluxe double rooms (19m2) feature a queen bed or two single beds. Deluxe triple rooms (21m2) have a queen and a single bed. Junior suite quadruple rooms (25m2) have a queen bed and a sofa for two, accommodating two adults and two children. The one-bedroom apartment (30m2) has a separate bedroom with a queen bed and a living room with a sofa for two.

On the ground floor, there are only two accommodation units that do not have a sea view: deluxe twin room and junior suite.

All deluxe triple rooms are located on the first floor and have a sea view. This floor also features one sea-view apartment and two junior suites - one with a side view and the other with a frontal sea view. Additionally, one double room with a queen bed does not have a balcony or sea view, while all other double rooms on this floor have a direct or side sea view.

The second floor houses two deluxe double rooms, two junior suites, and two apartments with a large terrace and pergola. All accommodation units have a sea view, while the apartments offer a side view.

All rooms are equipped with anatomical Coco-Mat mattresses and feature a kitchenette (without burners) with a small fridge, microwave, kettle, and coffee maker, smart TV, internet, air conditioning, hairdryer, mosquito nets, as well as a private balcony with a sea view. A crib can be added upon request.

In the ground floor café of the property, a traditional Greek ‘a la carte’ breakfast is served, which can be paid on-site.

Daily cleaning is provided, with towel change every two days and bed linen change every three days. Pets are not allowed.

The accommodation has a limited number of private parking spaces in front of the property, so some guests may park at a nearby public parking lot.

If you want to visit Fanari and be located right in the center, close to the beach and promenade, then Theodora Villa is the right choice for you.

Booking and cancellation terms

Deposit of 25% is required to confirm the reservation. Remaining balance should be payed first day upon arrival. If cancelled 14 or more days prior to arrival, paid money will be fully refunded. If cancelled at any time later, paid money is non-refundable. In the case of no-show, 100% of total reservation will be charged. In the case of early departure, 100% of remaining days will be charged.
