Deposit of 50% is required to confirm the reservation. Remaining balance should be payed first day upon arrival. If cancelled at any time paid money is non-refundable. In the case of early departure, 100% of remaining days will be charged.

Askamnia Villa and Suites, located near Metamorfosi, is an accommodation designed for enjoyment, featuring a beautiful garden and comfortable, clean units. It is in an excellent location—away from the crowds yet within walking distance of Metamorfosi, and only a 5-minute drive to the center of Nikiti by car. The villa offers studios for 2-4 people and apartments for up to five people, with some of the most beautiful beaches in Sithonia nearby. The property features a safe and beautifully maintained yard with private pools for some studios and apartments, private parking, and an optional breakfast for an additional fee.
The villa is just 500m from Metamorfosi. Although it belongs to the Nikiti municipality, it is about 5km from Nikiti. The sea is only 160m away, accessible via a short, shaded path. The beach is narrow and pebbly on the shore, with rounded stones in the water. There is natural shade, and a sandy area nearby can be reached on foot. Guests staying here have access to sunbeds and umbrellas.
This high-quality accommodation offers comfortable apartments with one or two bedrooms and studios for 2-4 people, most of which have balconies overlooking the yard or pools. The villa is well-maintained, ensuring cleanliness and attention to detail.
Double studios feature one double bed (units 2 and 11), as does apartment 3. Triple studios include one double bed and a sofa bed (units 1 and 6). Four-person apartments with two bedrooms have a double bed in one room and two single beds in the other (units 7 and 8). A two-bedroom apartment on the first floor accommodates up to five people, with a double bed in one room and three single beds in the other (unit 5).
Two connected studios on the ground floor (units 9 and 10), rented as a single unit, feature one double bed and two single beds, accommodating up to 4 people. This unit also includes a private pool, as do studio 11 and apartment 8.
The owners reside in studio 4.
Each apartment and studio is equipped with a kitchenette featuring a mini stove, a fridge with a freezer compartment, and necessary dishes, as well as Wi-Fi, mosquito nets, air conditioning, and a terrace with seating. Bathrooms are modern and newly renovated. An extra bed can be added to most units. Daily cleaning is provided, with towels and linens changed every three days.
The fenced and beautifully landscaped yard features a pool with a children's section, a snack bar, sunbeds, umbrellas, canopy beds, a children's playground, a small fitness area, and private parking with ample space. Breakfast is served buffet-style at the pool bar.
Driving along the Poligiros–Agios Nikolaos main road from Metamorfosi toward Nikiti, about 5km from Metamorfosi, you will see a turn-off to Askamnia Villa on the right.
