Utopian Villa is located in Nikiti, one of the most beautiful and picturesque places on the western coast of Sithonia, known for its charming old village, crystal-clear sea, and long sandy beaches. The villa is situated about 1,200 meters from a spacious sandy beach, ideal for relaxing summer days and enjoying the warm Mediterranean surroundings. Surrounded by a peaceful setting and greenery, Utopian Villa offers a pleasant atmosphere for rest and an escape from everyday crowds.

Spacious and carefully arranged, the villa is an ideal choice for larger families or groups of friends who want comfortable and functional accommodation during their vacation. It spreads over three levels and can accommodate ten adults and four children. If needed, an additional extra bed can be provided upon request, allowing the accommodation to host up to 11 adults and four children.

On the first level, on the ground floor, there is a living room, kitchen, and bathroom, as well as one spacious bedroom with a double bed and an additional sleeping corner with two single beds, located within the same room and partially separated by a shorter wall with glass. In the living room, there is also a sofa suitable for sleeping for one child, while an additional extra bed for one adult can be provided upon request.

On the second level, on the first floor, there is another living room, kitchen, bedroom, and bathroom. The bedroom has a double bed, while in the living room there is a corner sofa suitable for sleeping for one person, i.e. a child.

On the third level, on the second floor, there are three bedrooms and a bathroom. Two bedrooms are equipped with double beds, while the third bedroom has two single beds.

A baby cot is available upon request and included in the price.

In this air-conditioned accommodation, which has air conditioning in the living rooms and all bedrooms, guests have access to free WiFi, a Smart TV, as well as a TV in one of the bedrooms, a hairdryer, a fan, and a washing machine. Both kitchens are fully equipped for meal preparation and each includes four ceramic glass cooktops, a large oven, a large refrigerator with freezer, a kettle, a coffee machine, and a toaster, while one of the kitchens also features a microwave oven and a dishwasher.

On the balconies and the spacious veranda, furnished with seating sets, guests can relax and enjoy the view of the distant sea and the beautifully arranged yard, while a barbecue is also available on the large balcony for unforgettable moments of preparing and enjoying meals outdoors.

Pets are allowed in the apartment upon prior agreement with the owner and with an additional fee. Guests arriving with pets are required to pay a security deposit upon check-in to cover any potential damage. If no damage occurs during the stay, the deposit will be fully refunded upon departure.

Guests enter a clean accommodation and take care of the hygiene during their stay, while the replacement of towels and bed linen is not provided. Cleaning services are available for an additional fee, as well as the replacement of bed linen and towels.

One parking space is provided for the guests of this accommodation.

Utopian Villa is located in a perfect position, just 22 km from the lively Neos Marmaras and 41 km from the charming Toroni, while the nearest international airport in Thessaloniki is 88 km away, allowing for an easy and comfortable arrival to the villa.

Booking and Cancellation Terms

Overnight environmental tax is not included in prices.
Deposit of 30% is required to confirm the reservation. Remaining balance should be payed first day upon arrival. If cancelled 60 or more days prior to arrival, paid money will be fully refunded. If cancelled at any time later, paid money is non-refundable. In the case of no-show, 100% of total reservation will be charged. In the case of early departure, 100% of remaining days will be charged. *If a deposit refund is possible, the shipping costs are borne by the guest. The amount of the costs depends on the chosen shipping method and bank. The average time for a refund after cancellation is three weeks.

Price note

Minimum stay requirement is six nights.
Upon arrival at the accommodation, guests staying with pets are required to leave a security deposit of 300€. The deposit will be retained by the owner as security in case of any damage, and will be refunded in full if no damage has been caused.
Accommodation Climate Crisis Resilience Fee is 15€ per night.
