Owners description
Niovi Villa is situated in the area of Elia beach between Nikiti and Neos Marmaras, on the western coast of Sithonia. Elia beach is located 750m away, while the famous Spathies beach is less than 3km away.
There is studio on the first floor with a capacity for two adults and one child up to ten years old who sleeps with the parents, as well as a ground floor studio designed for up to three adults. The double studio includes a sofa for two people, while the triple studio features a double bed and a sofa.
Within these air-conditioned studios, guests have access to WiFi internet, flat-screen TV, a kitchenette suitable for preparing light meals and equipped with a small refrigerator with a freezer compartment and a stovetop.
Guests can enjoy warm summer days on the veranda overlooking the courtyard or on the balcony with a sea view, both furnished with seating sets.
Pets are not allowed in this accommodation.
In agreement with the owner who resides on the property, cleaning of the studios can be organized during the stay, while an additional clean set of linens and towels is provided.
Guests can park their vehicle n front of the accommodation or in nearby streets.

Cancellation and payment policy
Deposit of 30% is required to confirm the reservation. Remaining balance should be payed first day upon arrival. If cancelled 21 or more days prior to arrival, paid money will be fully refunded. If cancelled at any time later, paid money is non-refundable. In the case of early departure, 50% of remaining days will be charged.
