Windmill Villa is a two-story house in a quiet and peaceful area in Sithonia, Halkidiki, just 20m away from the sea and Kalyves Beach. Just a few steps in front of the villa, you can touch the sandy beach and enjoy the crystal blue sea. The sound of waves, the song of birds, the gentle breeze, and the scents of olive and oleander trees will paint the canvas of your perfect summer vacation. The villa is situated 1.7km away from the village center and market, where fully equipped mini-markets, bakeries, and taverns can be found.
The villa, designed to accommodate up to 12 guests (maximum of 10 adults), consists of five bedrooms, four of which have double beds, one with two single beds, and a sofa bed for two in the living room. On the ground floor, there is a kitchen including a washing machine, a bathroom, two bedrooms, a WC and a big patio-dining area. The first floor, which is reached by an external staircase, includes a living room, a fully equipped kitchen, a dining area, a beverage bar, a bathroom and a laundry room. On the second floor, connected to the first floor by internal stairs, there is a bathroom, a toilet, a shower room, and three bedrooms.
In this air-conditioned accommodation, where both the living room and each bedroom have independent air conditioning units, guests have access to free WiFi, flat-screen TVs in both the living room and each bedroom, three bathrooms, two toilets, two washing machines, three hairdryers, and fully equipped kitchens with a stove with four glass-ceramic hotplates, a large oven, two microwaves, two large refrigerators with freezers on the first-floor kitchen and ground floor kitchen, and a small refrigerator on the second floor, two dishwashers, two Nespresso coffee machines, two French filter coffee machines, two toasters and two kettles.
The hosts have thought of every detail, welcoming guests with two bottles of wine and fresh fruit as a welcome gift, ensuring you create beautiful memories and take away the most delightful impressions, allowing you to return from your daily activities feeling refreshed. In the shade of a large, beautifully landscaped, and well-maintained yard, with stone pathways and lovely lanterns that make evenings especially romantic, you can find a variety of amenities for both you and your kids to make your vacation more enjoyable, whether you want to relax on sunbeds placed on the lawn or seating sets or prepare a barbecue with family and friends in the summer kitchen with a built-in grill created specifically for this purpose, while your youngest ones can play football on the grass or use the basketball court that is an integral part of the property.
In the season of 2025, a private pool of 45m² in the front part of the yard, overlooking the beach, will be available from May. The pool is currently under construction.
Pleasant mornings and evenings, with sea view, can be spent either on balconies or verandas equipped with seating sets, or on loungers in the shade of the pergola and olive trees.
Upon request and included in the price, a baby cot and high chair for feeding babies are available, up to three pieces each.
Accommodation guests are provided with two umbrellas and eight sunbeds, which they can take to the beach, as well as four bicycles, two of which are for adults and the other two for children.
Pets are allowed in this accommodation upon request and included in the price.
Cleaning during the stay, as well as the replacement of bed linen and towels, is done every fifth day. Additional cleaning can be arranged upon request (extra charge based on a pre-fixed price).
Parking space within the property is provided for guests. If you enjoy water sports, you can rent equipment such as jet skis, sea bicycles, and more on the beach just a few hundred meters away.
Windmill Villa is located 18km from the popular resort of Nea Potidea, 28km from Nikiti, and 62km from the nearest airport in Thessaloniki.

Bookings
- The minimum number of overnight stays in June, July and August is seven nights.
- The minimum number of nights in September is five, while in May and October, it is four nights.

Cancellation and payment policy
Deposit of 30% is required to confirm the reservation. Remaining balance should be payed first day upon arrival. If cancelled 90 or more days prior to arrival, paid money will be fully refunded. If cancelled at any time later, paid money is non-refundable. In the case of no-show, 100% of total reservation will be charged. In the case of early departure, 100% of remaining days will be charged.
*If a refund of the deposit is possible, the shipping costs are borne by the guest. The amount of costs depends on the method of sending and the bank.Glossary of terms
