Our description

Karavitsi Villa is located close to Neos Marmaras, in the first row from the sea. The villa is surrounded by a courtyard full of palm trees and greenery, with two big covered parking lots and beach bar, while in the two buildings are consisted of air conditioned and modern studios and apartments. Units have WiFi, private balconies, there is possibility of having a breakfast, and nice atmosphere, comfort and safety are the main advantages of this little sea heaven.

From the restaurant Rahona accommodation is around 250m away, 1,5km away from Neos Marmaras, 500m away from the bakery, 800m away from the closest market. Entrance to the sea is pebbly, but after 1m is tiny sand.

Villa is consisted of two buildings with 21 accommodation units in total - 12 studios (30m2) and nine apartments (45m2). It is built in 1991 and every year is renovated, 2017 are renovated the bathrooms and some kitchen parts. Both buildings are in excellent condition, nicely and tasteful equipped.

On the ground floor of the first building, there are three identically arranged apartments, with one double bed in the bedroom and two single beds set in Γ in the living room with a kitchen. The kitchen is equipped with a mini-stove with two burners and oven, a fridge and necessary dishes. In modern bathroom, there's an edged shower area with curtain. It's possible to add an extra bed, so their maximum capacity is 4+1 persons. On the first floor, there are three apartments - maisonettes with the living room with a kitchen and two single beds set in Γ, while the interior stairs lead to the bedroom with one double bed. The apartments in this building have one air conditioning and a TV.

Apartments in the second building are a bit more spacious, so in the living room with a kitchen there's a couch with a drawer bed and a dining table, while in the bedroom there is one double bed. They have two air-conditioners.

The studios also have a mini-stove with two burners and oven, a fridge and all necessary kitchen utensils, and according to their capacity they can have either one double bed/two single beds, or one double and one single bed/three single beds or one double and two single beds. Only one quadruple studio has two single beds and one more single bed which can be pulled off (with the standard size mattress), as well as the direct access to the yard.

Cleaning, as well as bed linen and towels replacement, is done after three nights.
Guests may use washing machine for an extra charge.

The great advantage of this accommodation is wonderfully arranged courtyard with palms, paths, greenery, natural shade. As part of the courtyard there is a bar next to the beach, two big covered parking lots, sitting sets. Bar serves only drinks, coffees and sandwiches, but not hot meals. With extra charge it is possible to order the typical greek breakfast - bread, butter, honey or jam, cheese, ham, drinks...

Guests can use deckchairs and beach umbrellas for free, but it's not allowed to bring friends or family members who are not guests of this villa because the beach is small.

The accommodation can be easily found, going on the main road Nikiti-Sarti, at around 1,5km before Neos Marmaras you will see the sign on the right for turning towards accommodation.

In case of any kind of health issues, the owners can contact the doctors from Neos Marmaras in order to come to the accommodation.

We would recommend Villa Karavitsi to all who prefer a holiday in a quiet and beautifully landscaped location on the beach.

Karavitsi Villa is located in Sithonia Halkidiki, at a short distance from the village of Neos Marmaras. It's a family business with a presence in the tourism industry for over 20 years. The hotel is located just steps from the private beach, which makes it an ideal choice for quality and wonderful holiday in a green area of 10 acres with trees and colourful flowers. The location and the friendly family atmosphere create a relaxed atmosphere making each guest stay memorable.

On the beach of our hotel lies our beach bar, offering enough sunbeds and umbrellas for all guests where they can enjoy coffee, small lunches and cocktails. Our spacious rooms offer a balcony overlooking the Aegean sea, kitchen, air conditioning, telephone and refrigerator.

We have eight two-room apartments (30-35m2), comfortable, spacious and bright, with private terrace and spectacular sea view, ideal for families up to five persons with air conditioning, telephone and fully equipped kitchen. Guests can use free internet access, parking and free sunbeds at our private beach.

Sithonia is the second peninsula of Halkidiki. The rugged and spectacular landscape of the middle leg excites nature lovers and tourists seeking refuge from the trappings of civilization. The coast is very diverse, a succession of charming fishing villages, picturesque harbours, deserted beaches of every size, surrounded by trees and shrubs. Sithonia is a symphony of green and blue, no adjectives for all shades and tones of the vegetation, the sea and the sky that you can see there.

As for nightlife and other entertainment that you expect from the holiday resorts, Sithonia manages to combine the traditional beauty and hospitality with contemporary pleasures.

Neos Marmaras is the most cosmopolitan village in Sithonia, less than an hour from Thessaloniki International Airport. A unique combination of sea and mountain, fun, romantic walk by the Greek and the international cuisine. A walk in the pine trail that stretches along the sea gives the visitor a unique view of the amphitheatre, Neos Marmaras and the uninhabited islet of housing, which is opposite and is shaped like turtles.

The visitor who wishes to continue the fun until the wee hours, which is common during the summer in Halkidiki will find nightclubs that cope with every taste. There is a club with Greek and foreign music and beach bar, with frantic rhythms under the umbrella of stars.
