I wholeheartedly recommend Villa Ioanna for accommodation. It is perfect for those who enjoy exploring, as both Lagonisi and Lagomandra are nearby... :) We stayed in a 4+1 apartment on the upper floor, featuring two separate rooms and a spacious kitchen-dining area, which significantly enhances the quality of the vacation. The terrace is vast and shaded in the afternoon, allowing you to dine both on the terrace and in the dining area. While the furniture is somewhat dated, it was not a concern for us during our holiday. If you have an air mattress, you can even sleep on the terrace, as the summer nights are quite pleasant. :) We did not use the summer house with the grill, but it looks nice. The olive oil and olives produced by Nikos are excellent, and since the olives come vacuum-packed, it's advisable to stock up. I recommend the dried ones, but the others are also great. Towels and bed linens are changed every five days, and the only complaint we had was regarding the pillows, which were indeed quite firm. The beach is just a few minutes' walk away, and we enjoyed it because it felt like we were the only ones there. It’s not meant to spend the entire vacation there, as the whole of Sithonia beckons to be explored. It takes about 15 minutes of leisurely walking along the beach to reach Nikiti, just enough time to enjoy an ice cream on the way back... In conclusion, the villa is an excellent base for exploring Sithonia, our apartment was the largest we have had so far, and for those seeking respite from summer crowds, it is ideal. The only thing you need to know is that you will need a car for everything, making it suitable only for those who prefer this type of tourism.

An exceptionally beautiful accommodation, spacious, with a host who is incredibly kind and hospitable... All praise.

The hosts deserve high praise; they are courteous and always at your service, without any mistakes. However, regarding the accommodation, the situation is less favorable. The beds are uncomfortable, and the mattresses are over 20 years old. The shelves are unusable, and all the furniture is quite outdated. Hygiene standards are not commendable. The location guarantees tranquility if your accommodation faces the beach, but if it faces the main road, sleeping is impossible. There was no street lighting, so we couldn't walk to the city as we had envisioned when choosing the accommodation; instead, we had to start the car three times a day for everything. The beach below the accommodation is quite poor: small, lacking shade, and the water is generally dirty.

The first impression is an exceptionally relaxed and pleasant atmosphere. The hosts are accommodating and friendly. Villa Ioanna offers spacious apartments equipped with all necessary amenities and beautiful courtyards suitable for all ages. All impressions are positive 😊

The overall impression is very good, with minor shortcomings regarding the bathroom in the accommodation (water pressure and the condition of the sanitary facilities). The location and organization of the accommodation are excellent, and the friendly co-owners are ready to address any deficiencies. The yard is outstanding, a perfect place for families with children.

The villa is situated 300 meters from the first beach that we truly enjoyed. It offers excellent, comfortable accommodation with plenty of space; nothing feels cramped. The kitchen is somewhat lacking in utensils, as is often the case, but it did not bother us. The bathroom is perfect, and we really liked it. The yard is pure perfection. Nikiti amazed us; it literally has absolutely everything for both children and adults ;) although the center is quite distant, we drove there, so it didn't bother us. It serves as an excellent base for exploring both sides of Sithonia, and we had a wonderful time.

Ioanna Vila is situated on the main highway leading to Nikiti. The distance to the center of Nikiti is just a few minutes by car. Parking is provided within the courtyard. The entire yard is beautifully landscaped, offering ample space for play, making it ideal if you are traveling with children. The studio where we stayed is located on the ground floor, exceptionally comfortable and well-equipped. The beach is approximately 350 meters from the villa, accessible via an asphalted road. Nikos is a warm and exceptionally pleasant man; you can purchase excellent homemade olive oil and olives from him. Highly recommended for accommodation!!!

The general opinion regarding the accommodation is excellent; I have no further remarks.

The house is quiet in terms of guests (at least that was the case during our shift), but behind the house is a highway, so cars can be heard all night long. I wouldn't recommend it to those who are bothered by this (it didn't bother us). Our complaint is that on the day of arrival, no one from the owners or staff welcomed us, which is a problem because you cannot enter the yard since the gate closes with a remote control that you receive when you are handed the key to the apartment. We arrived at 3 PM (check-in is from 2 PM), and the house was completely empty. Fortunately, one guest was still there and appeared on the terrace to open the gate for us; otherwise, it’s questionable how long we would have waited for the owner who knew guests were arriving. Of course, we called him on three numbers he provided, and he only answered on the third number, but the old man doesn’t know a single word of English. You can walk to the beach; it’s not far, and there are beautiful, secluded beaches for those who enjoy them. Walking along the beach is a lovely stroll to Nikiti. In the apartment we stayed in, the shower cabin door was filthy, and one side of the door had fallen off, hanging by a single point. As for the other things we didn't like, the air conditioning was an issue; luckily, we opened it before turning it on and found the filters indescribably dirty, so we washed them and turned on the air conditioning. I must add that we are not demanding guests, but for a price of 70 euros per night, they should pay more attention to the hygiene of their accommodations and also better organize themselves. Guests from Serbia who arrived a few days after us also commented that they had never been welcomed worse. Last summer, we went to Thassos through Nikana and for the same price got a little house right on the beach, exceptionally clean, and we were welcomed properly. This is just my opinion.

We have just returned from our vacation at this villa. The accommodation is quite satisfactory, the host is friendly, and the atmosphere in the courtyard is pleasant. Overall, everything is acceptable except for the owner's description of the villa's distance from the beach. The description states that the villa is 250 meters away from the beach, but in reality, it is about 450 meters. This may not seem like a significant issue, but it can be important for families with small children who carry a lot of gear to the beach, as we did, which led us to drive to the beach instead of walking as we had planned. Everything else was truly fine.
