The accommodation was exceptional. Everything promised was fulfilled. The hygiene was at a commendable level, and the hosts were incredibly kind and accommodating. Furthermore, the information you provided regarding the travel to and from Sarti, as well as the beach around Sarti, was of immense importance to us.

The accommodation is excellent, everything is exceptionally tidy, clean, and beautifully arranged. The apartment is equipped with all necessary items, such as kitchen utensils and appliances, a hairdryer, air conditioning, a refrigerator, and mosquito nets... The terrace for sitting is very lovely. Hygiene is of a high standard, with towels and bed linen changed every three days.

The accommodation is clean and situated in a good location. The beach and main road are just a few minutes away on foot. Fresh linens and towels are provided every third day. It is a peaceful area. However, it is pointless to have such accommodation when the landlady threatens us with the police and says she will evict us before our stay is over. We were in the room with a small child. The reason? August 15th, and there were no parking spaces available. We were forced to leave the car in the parking lot and block the exit late at night when no one was going to the beach. We would have gotten up early to move it. It was our mistake, but who gives her the right to behave this way? She could have suggested a solution and approached us in a normal manner, but she did not. We didn’t even receive a welcome on the first day, and if help was needed, I would have been there... but nothing. Never again in this accommodation.

Fotini House is one of the finest accommodations in Sithonia, considering both its price and what it offers. The house is conveniently located near the center of Sarti and the beach. The property is maintained daily, hygiene is at an admirable level, and the owners are highly professional. All praises!

The accommodation is outstanding. The cleanliness is impeccable. The studio is thoroughly cleaned, and the bed linens and towels are replaced every three days. There is peace and quiet. The balconies are spacious, and there are screens on the terrace doors. The kitchen is equipped with everything you need and even more (sandwich toaster, kettle, coffee frother for Nescafé, stove with two burners, extractor fan). All appliances are new and function perfectly. The cookware looks brand new. The air conditioning is finally installed correctly, not blowing directly onto any bed. A true rarity for Greece. Of course, the air conditioning works flawlessly. The internet is satisfactory. I wholeheartedly recommend it.

Fotini is situated in an excellent location, not far from the beach and the city center. The accommodation is exceptionally clean and tidy, deserving all praise for the owners who are constantly present at the property and are evidently dedicated to ensuring everything operates flawlessly. The property is spacious and contains at least twenty rooms, yet there are only 7 parking spaces, so if you arrive later, finding parking in the vicinity may take some time.

The hosts are exceptionally kind, and the accommodation is new, clean, tidy, and excellently equipped (towels, hairdryer, toiletries, even toothbrushes, a complete kitchen set, and chilled bottles of water in the fridge) with a spacious terrace featuring an awning. The accommodation is cleaned every three to four days, depending on the length of stay, with a change of towels and bed linen. All praise!

I highly recommend this accommodation. We have visited Sarti multiple times, but this is by far the best lodging we have experienced. The hosts are incredibly kind, and the cleanliness is impeccable. The accommodation is well-equipped with everything you might need, from toiletries, toothbrushes, hair dryers, towels, dishwashing supplies, dishcloths, toasters, and kettles. They even greet you with cold water in the refrigerator. The place is cleaned every three days, and towels and linens are changed regularly.

The accommodation met our expectations. The facilities appear quite new, featuring a beautiful stone courtyard and situated in an excellent location (close to the city and the beach, yet peaceful). The lodging is relatively new, with tasteful furnishings, a spacious terrace, and a large partition that provides ample privacy (unless you have noisy neighbors). The double bed is not particularly large or spacious, making it less suitable for tall individuals, but it is comfortable. We booked a double room, yet received a triple, which made the extra bed somewhat cumbersome in the not-so-spacious room. The accommodation is nicely decorated with a lot of style, well-painted, with lovely tiles, and clean. The bathroom is also pleasant. A significant issue with the bathroom is that the shower water suddenly becomes cold or hot (as if the pipes are small and interconnected, so if the neighboring apartment uses water, it disrupts your flow). Additionally, the shower "cabin" (separated by a curtain) could be a bit larger to prevent the curtain from sticking to your back (a proper shower cabin would suit this lovely accommodation better). Towels, cleaning, and toiletries are changed every three nights, which is excellent. The paper in the accommodation states that checkout is at 12:00, but the actual information is that it is at 11:00. Regarding parking, there is private parking available for 7 vehicles, which is obviously insufficient, so you have to manage (on the street), and there is also a huge public parking lot very close by (though it is also busy if you return late, around 7-8). The hosts are very kind. Overall, we had a lovely time and would gladly return.

In August, we spent 15 days in this accommodation - we were extremely satisfied. The place is very clean, tastefully furnished, and functional, with the added advantage of being close to the beach. The landlady, Fotini, is always present but unobtrusive.

We were given a triple room, which was perfect for the two of us, but might feel a bit cramped for three. It is very clean and tidy, new. The rooms are cleaned every three days and towels are changed. The landlady is very kind, pleasant, and cheerful. The location is a solid ten. It is secluded from the center, making it peaceful, yet just a five-minute walk from the main streets. They have private parking. Access to the villa is easy. We truly enjoyed our stay!

We stayed at this accommodation from July 2nd to July 15th, 2023, and we have no complaints, quite the opposite! The accommodation is excellent, everything is new and fully equipped. Cleaning and changing of bed linens and towels occurs every three days, the rooms are spacious, the beds are comfortable, the air conditioning works well, and the windows and terrace doors have mosquito nets. The bathroom is adequately sized, with a curtain around the shower cabin, and there is a hairdryer available. The kitchenette includes a stove with two burners, a refrigerator, a complete set of dishes and cutlery, and a mixer for instant coffee. The area is peaceful and very close to the center. They have their own parking that can accommodate 6-7 cars, and there is also street parking or free public parking about 150 meters from the apartment. The landlady and her son are very kind and always at your service; one of them is always present in the yard if anything is needed. The owner was very accommodating regarding one of our requests and helped us a lot, for which we are very grateful. This accommodation comes highly recommended!

We stayed in a three-bed studio, for the first time in Fotini, although it was not our first time in Sarti. The best value for money accommodation in Sarti. The house is professionally designed, taking into account its purpose - there are PP devices in the hallways, and the studio (at least the one we stayed in) is spacious with enough room for all our luggage and equipment. The terrace is wide and separated by a partition from the neighboring ones. The studio is furnished exactly as shown in the pictures on the website: wardrobe, bench, vanity table, and pouf. The kitchen is equipped with all the necessary utensils (džezva, smaller pot, frying pan, plates, cutlery, tea cups, coffee cups, glasses, kettle, whisk for nes, and toaster). Mosquito nets are installed on the terrace doors and windows in the room and bathroom. Liquid soap and small hotel bottles with shower gel and shampoo, hairdryer. Cold water welcomed us in the refrigerator. The studio was cleaned twice during our stay, and the hygiene of the entire property is at a level we have not seen before in private accommodation - all praises. I will not describe Sarti and the location, as there is enough information in other comments. The landlady speaks excellent English, always strives to save parking space, and is absolutely unobtrusive - this suited us perfectly, and we will return to Fotini whenever we come to Sarti.

The beach is about 200 meters from the accommodation, which is ideal as it keeps you far enough away from the noise of the promenade in the evening. The accommodation is cleaned every 2-3 days. Great care is taken regarding the cleanliness of the place, which is a significant plus. The owners are wonderful, kind, and unobtrusive, always available for anything you might need. The only downside, although not solely theirs but common to most accommodations in Sarti, is parking. There are 3-4 spots right in front of the accommodation, but this place has an advantage as there is a large public parking lot just 50-100 meters above it, so parking was not actually a problem. All in all, we truly enjoyed ourselves. Undoubtedly the best accommodation in Sarti.

The location is excellent for those planning to explore beaches outside of Sarti, as it is close to the main road and also allows for evening strolls. Parking is problematic, as it is everywhere, although the owners make an effort to reserve some spots for their guests. Regarding the size of the apartment, it is standard. If it matters to anyone, the TV in the room has a USB port. The kitchen is fully equipped. The wifi signal is extremely poor.

After 15 days, we have returned to Serbia. We can only speak highly of Villa Fotini and its ever-smiling hostess. We have been vacationing in Greece for the past 12 years, and Villa Fotini is one of the best, if not the best, we have experienced so far. Its drawback is that it is a bit larger, and the dining area is located on the terrace - this did not bother us. As for Sarti itself, it is a small village with a few restaurants and shops; for those who do not mind the waves, they can be frequent and large - you are in the right place. There are several beautiful beaches in the vicinity for adventurers. Regarding the Sitonia peninsula, we generally do not like the entire eastern side - we prefer a more urban variant (we tried - we felt - we saw).

The accommodation at Fotini House is beautiful, clean, and renovated, yet it has a significant drawback: the space. We stayed in a three-bedroom room where there was hardly any room to turn around. The dining table is outside, making meals in 35-degree heat unbearable, and there is no space indoors. As for Sitonia itself, I doubt I will return.

The apartments are situated in an excellent location, just below the main road. If you return late from other beaches, there is a possibility that parking may be occupied. The terraces are spacious, making it a delight to have breakfast (second floor), though a partition between them would provide additional privacy. For those with a light sleep, the only complaint I can mention is the proximity of the church, whose melody every morning is too loud and lengthy. Our room faced the street, so we were awakened each morning by the garbage collectors. In any case, it was a pleasant stay at the accommodation, and I recommend it for a lovely vacation.

Regarding parking, since Sarti is always crowded, just above Fotini Villa, there is an extension about 30-40 meters away where you can always find a parking spot, close to the main road. A bakery, pharmacy, and gyros place are all within a 3-4 minute walk. I have nothing but praise for the owner, Fotini; she is always present in the yard or has someone from her staff available to assist. The woman was so kind that when we had to leave the room 3 days early due to certain health issues, she refunded us for those days, even though she was not obligated to do so. I recommend this accommodation to everyone; if I return there, Fotini Villa will always be my first choice.

A beautiful new house. Excellent location, close to the square in the old part of Sarti, yet on a quieter street, on a gentle slope. Last August, we traveled with our eight-month-old baby, who had just started crawling. Our top priority was to ensure that the apartment was clean. The staff cleaned every day without us having to remind them, and they changed the towels and bed linens daily.

We visited last year in August, staying in a studio for two. The landlady is very kind, always available for anything. Our only complaint was regarding the internet; the wi-fi signal was poor, even at night. All in all - a warm recommendation to everyone.

The location is excellent; it is not far from the beach, yet not too close to the noise and crowds. The villa is new, and the studio is very beautiful and well-equipped. The terraces are fantastic, which is particularly important to us. When it comes to the cleanliness of the villa, we cannot find a single complaint. Throughout the day, there is a person present in the villa whom you can approach for anything, and the landlady is often on-site, personally ensuring cleanliness and taking care of everything else. The beach is vast, so it is never crowded, and the water is exceptionally clear and pleasant. Considering that Sarti is known for its wind and waves, we did not experience either. Nearby Sarti, there are many small, secluded beaches that give you the impression of being in the Caribbean (e.g., Orange Beach - 6 km from Sarti). In any case, we extend our highest praises to both Nikana and Villa Fotini, and we hope to have the opportunity to collaborate again in the future.

The Fotini house is situated in an excellent location, just a few steps uphill from the central square. The studio is spacious and clean, equipped with a shower curtain, a hairdryer, all necessary utensils and pots, a coffee frother, and a toaster. However, the studio lacks a dish drainer (we used a cloth instead, rinsing the dishes over it), there are no clothespins (we had two), and there isn't enough space to dry towels (we had two small sofas shared with guests from the neighboring studio, so we ended up drying our laundry and towels on chairs and the terrace railing). The terraces are lovely, but a low wall separates you from the neighboring terrace, which significantly detracts from the enjoyment of the terrace. Sarti is a charming place, featuring a luna park and a beautiful sandy beach. The wind blows constantly, and the sea is never calm; the waves are either small or large, and when they are large, I do not recommend swimming at all, but rather suggest going to another beach where the waves are absent. I strongly recommend wearing snorkeling goggles, as the waves constantly splash into your eyes, and I also advise children to wear swimming caps when the wind is strong to avoid ear infections.

It is very clean, with the apartment being cleaned every fifth day and towels and linens being changed. In the meantime, you maintain cleanliness yourself, and the small kitchenette has everything you need. The bathroom is also excellent, equipped with a hairdryer, and of course, there is always hot water. The landlady is very helpful, always present in the yard in case any issues arise, although we had none. The studio has an air conditioner that is not charged, the internet can occasionally be weak, and the TV has only a few channels, but that is not a significant problem. Our biggest challenge was parking, as we arrived late from the beach, and during the season, it gets quite crowded. However, the landlady makes an effort to reserve a spot next to the villa. Highly recommended!

A house in the old part of Sarti, in a very peaceful area, with the beach nearby. It is mostly families with children, so there is no noise after 10 PM. The accommodation is clean and tidy, and the staff is friendly. Highly recommended.

There is always someone from the host present in the yard. All praises. Oh, if only there were such accommodation throughout Greece...

We stayed at Fotini House from June 25 to July 5, 2018. The accommodation is excellent and comes highly recommended. The owner is present in the complex every day, all day long, and is always available for anything you might need. We encountered no problems; next to her complex is a parking area that accommodates about eight cars, and we were always able to park there, which is usually a challenge in this area as surrounding accommodations are fully booked and street parking is limited. Kunjica has everything you need, absolutely everything. The cleanliness is evident from the street, showcasing their meticulousness. Our rooms were cleaned twice, which is the only minor complaint. We received towels twice, but we had enough, as the four of us received two each. The beach is less than a five-minute walk away. I would always return; the price is reasonable considering the quality.

Excellent accommodation, great location. Parking and hygiene are impeccable. The apartment is equipped with everything needed: dishes, a hairdryer, a coffee grinder, and a toaster. The landlady is unobtrusive but always available for anything you might need. The terraces are perfect for relaxation.

We booked a triple studio but received a quadruple one instead. The studio is spacious, featuring a large terrace. Everything is clean, and towels and bed linens are changed every five days. The location is excellent, away from the hustle and bustle yet close to the center. Fotini House will undoubtedly be our choice for our next visit to Sarti.

We spent eight nights last August and were extremely satisfied. After that, we went to Hanioti and were disappointed, as we received a significantly worse accommodation for the same price (for comparison). I recommend this place to parents with small children, as cleanliness is my top priority for my child, and I was thoroughly pleased here. In the kitchen, you have everything you need for such a short stay: a kettle, a milk frother for coffee, plates, glasses, all brand new. The only downside is that the room is small (triple), but the terrace is spacious, so we spent most of our time there. The lady who welcomes you does not speak English, but the landlady comes quickly if you need anything. Parking can be an issue if you are there during the season, but there is always somewhere to find nearby, towards the main road. There is also a park next to the church where I took my child every day; for two days she had a slight fever, so we spent time in that park where no one goes, from which you can see the entire bay. The nearest shops are a 2-3 minute walk away, and on the last day, I discovered the closest store. The accommodation by the coast is also nice, but I would always return here because it is proven to be good in every aspect. I don’t remember when they changed the towels, but one towel flew off the terrace, and we received a new one; otherwise, I always bring my own towels, just in case (they were needed later in Hanioti). And I must not forget, there is a tap at the exit to the yard and a tap on the terrace to wash off the sand; they thought of everything.

There is no need to emphasize that the accommodation, location, and owners are exceptional! It speaks volumes that I wish to return to the same place and accommodation next year!

The accommodation is excellent, a newly built property, modern and wonderfully equipped with a spacious terrace. The rooms include a refrigerator, a two-ring stove, a toaster, a kettle, a hairdryer, towels, and complete dining utensils. It is cleaned every five days, and the bed linens and towels are changed; everything is tidy and fragrant. As for the location, it is about 100m from the very center of Sarti and 200m from the beach. For those arriving by car, like us, the location is perfect as it is situated just below the main road. You can literally exit the town in 10 seconds when heading to the surrounding beaches. Additionally, there is plenty of parking available, which is very important. Perhaps the only issue, if it can even be called that, is that you are greeted by an elderly lady who does not speak English, making it a bit difficult to ask anything you might be curious about. However, once she realizes that you cannot communicate, she calls the owner and gives you her phone number, and then everything is just fine. :)

We stayed at Fotini House for 14 nights. I would like to commend the fulfillment of the special requests we made when booking two studios, as we received studios on the second floor and next to each other. The complex is situated in an excellent location. It is far from the hustle and bustle, close to the main road, yet only 5 minutes from the center of Sarti. Parking is a challenge throughout Sarti, and this place is no exception. There is space for 3-4 vehicles in front of the villa and about 6-7 vehicles in a nearby courtyard, but the cars are parked in such a way that they block each other, which is suitable for those who are static and do not use their vehicles frequently. We returned late from the beach, so we never found free parking in front of the villa, but about 200 meters from the villa towards the main road, there is enough parking space, which we utilized. As for the owners, they are always present, so forget about the possibility of someone entering and rummaging through the apartments. The studios are well-equipped. My only complaint is regarding the changing of bed linens and towels. I read on this site that they are changed every three to four days. We arrived on a Saturday. The first change was after 5 days on Thursday, then after 3 days on Sunday, and then until Saturday when we left, i.e., for the next 6 days, neither the bed linens nor the towels were changed. I assume they would have accommodated us and changed the towels had we asked, but I am not accustomed to asking, so we did not receive any. I believe it is their house, so their rules apply, but I was a bit surprised by the aforementioned. Overall, I think bed linens are changed twice during the stay, so we were just unlucky. I must mention the terraces, which are spacious with lanterns and candles, excellent awnings, and seating arrangements. In any case, I would recommend Fotini House for a stay in Sarti as it is one of the better villas in that area, but I would also advise those staying more than 12 days in the studio to arrange in advance with the owners regarding the changing of bed linens and towels, if possible.

Lest I forget... The villa has its own parking next to the building!

Fotini House is a newly established apartment complex where we had an incredibly enjoyable time. It is conveniently located near all the beautiful beaches, and the charming town is just a short walk away. The staff members were exceptionally kind, and the accommodation was immaculately clean. They came to tidy up after three days, providing us with fresh towels and linens. Although we didn't cook, the kitchen is fully equipped with everything you might need (utensils, plates, pots, mugs, cups...). Fantastic! I would wholeheartedly recommend this place to a friend.

The Fotini house is an excellent accommodation. Everything is new and impeccably clean. The owners are very kind. Cleaning was done every four days during our stay, along with the replacement of bed linens and towels. The only criticism I have of such a good accommodation is the absence of a shower cabin in the bathroom; instead, there are curtains, which leave the entire bathroom wet and slippery after showering. For such a good accommodation, in my opinion, this oversight is a pity. The kitchen is well-equipped, featuring an electric kettle, a toaster, and even a frother for Nescafe. Everything else is as described in the villa. The location is excellent, in a quiet area, just a 4-5 minute walk to the beach and a minute from the center of Sarti. I highly recommend Fotini.

The accommodation is truly exceptional. For the seventh consecutive year, I am vacationing in Greece, and I must admit that this accommodation has been the best so far. The hosts are courteous, always at your service, the furniture is new, the owners clean every morning, and the terrace is enormous... everything is top-notch.

After spending 15 days at Fotini House, I can only convey the most positive impressions to all potential visitors. Fotini is practically a new accommodation, one of the best in Sarti. All rooms are exceptionally clean and spacious enough, equipped with all necessary amenities (LCD TV, air conditioning, refrigerator, hairdryer, toaster, kettle, stove, dishes, even dish detergent, liquid soap, and toilet paper). The terraces are spacious with awnings, windows with mosquito nets, comfortable (and sufficiently large for Greece) beds, and a beautiful, carefully coordinated interior that gives you the feeling of being in a luxurious hotel. The owner and staff are very friendly and always at your service. Parking can always be found in the immediate vicinity. Fotini is in an ideal location, just 100 meters from the city beach, the central square, and the walking streets, yet above the hustle and bustle, various scents, and noise.

I wholeheartedly recommend Fotini House. The accommodation is among the finest in Sarti. Everything is new and pristine, and the owner along with the staff are exceptionally courteous. The rooms are fully equipped with practically new amenities. It is evident that they care about the satisfaction of their visitors. The location could not be better. The center and the beach are less than 100 meters away, yet you are above the busy streets and crowds. Parking is always available.

Regarding the accommodation, I can only express my admiration. The owners are exceptionally kind and cheerful individuals, always ready to assist and be at your disposal. The accommodation is brand new, with clean and beautiful rooms. Upon our first entry into the room, a refreshing scent greeted us. The entire house is regularly maintained, and everything is impeccable. They care so much about every detail that I caught them at one point washing the small railings on the terraces, as well as providing fragrant garbage bags (they smell like vanilla!). The furniture is new, the bed is comfortable, the pillows are fresh, and the linens are fragrant and as white as snow. The bathrooms are new, there is always hot water available, and the water pressure is excellent. The carpentry is made of aluminum, and large screens are present on the terrace doors. The terraces are spacious, each equipped with a faucet for washing off sand from feet or inflatable mattresses and toys for children. Every detail has been taken care of. There is plenty of flowers around the house, the grass is always mowed, and the fence is trimmed. Truly, I recommend it wholeheartedly. Perhaps I have written too much detail, but considering that I own a family-run private student dormitory in Belgrade, I paid attention to everything. That is why I write in such detail. I must say that this accommodation is exceptionally beautiful, clean, and pleasant, located just three minutes' walk from the main village square and one more minute to the beach. Its only downside is the lack of organized shaded parking. All in all, it is excellent. Thank you to the hosts for their hospitality and to everyone on the site for their outstanding service.
