Although the owners do not speak English, they are very kind, and with the help of Google Translate, you can easily communicate your needs. Overall, a fantastic place that I would highly recommend!

My first impression is usually the most important, and in this accommodation, I was initially impressed by the spacious parking, followed by the exceptionally clean and beautifully landscaped garden filled with flowers. The studio may be a bit smaller, but it is well-furnished with new, modern furniture. The kitchen is equipped with everything necessary, including dishes, a sponge, and dish detergent. They have mosquito nets and an electric device to repel mosquitoes. The internet signal is quite satisfactory. Hygiene is maintained at a high level, with bed linens changed every three days. The accommodation is located in a quiet and serene part of the area. It takes no more than 5 minutes to walk to Paradisos beach, and Lagomandra beach is just a 5-minute drive away. The hosts are very kind, unobtrusive, and always available for anything you might need. Finally, I extend my heartfelt gratitude to Nikana (and her team), whom we have known since 2007 and through whom we have been vacationing for years.

If you want to escape the crowds and noise, this is the right choice for you. My husband and I returned a week ago. This is the third time we have vacationed here. The accommodation is excellent, clean, and new. Everything you need is provided in the accommodation and kitchen (there is absolutely no need to bring anything except personal items). Towels and bed linens are changed every three days. The hosts are exceptionally quiet and polite. It is an ideal place if you are driving to explore other beaches, and if you enjoy walking, it is just a few kilometers to Neos Marmaras. In the town, you will find a bakery, a fish market, and I recommend Dimitris Tavern, as well as a well-stocked large market right at the entrance to the town, all just a few minutes' walk from the accommodation. The accommodation is situated in a fantastic location, just 3 minutes from the beach. There is ample shaded parking, and the kitchen is fully equipped, featuring a large refrigerator and freezer. The only drawback is that the room is small; there were two of us in a triple room, and it felt quite cramped, making it unsuitable for three people.

Negative: The apartment is quite small, with no space for storage; there isn’t a single shelf or anything similar. Communication is poor, as they do not speak English, and we, of course, do not know Serbian. Waving hands is roughly the only means of communication. For a few days, the internet was unavailable, to which the owners merely shrugged and said they could do nothing about it. Luckily, there was a neighbor (who also rents out apartments) who speaks English, so we explained to her that we needed it for work and that we were losing money every time the internet was down. She then called the service, and the problem was resolved shortly after. Positive: It is very clean. The location is decent, but we expected that since we had already been in a nearby apartment a few years ago. Summa summarum: Never again at Gramatika, but we will certainly look for accommodation through you. Thank you very much :)

We are extremely satisfied; everything is clean, new, the French hotel bed is large and comfortable, and the kitchen is fully equipped (literally, we needed nothing that wasn't available in the kitchen). There is a flat surface with two burners. The bedding is changed every three days, as are the towels, and the room is cleaned at that time. The accommodation is equipped with everything you need: shampoo, bath gel, liquid soap, toilet paper, dish detergent, sponge, and cloth. The hosts are exceptionally kind; they do not understand Serbian or English, but we managed to communicate somehow. Upon our departure, they gifted us a jar of homemade olives. I wholeheartedly recommend this accommodation and the hosts.

A beautiful accommodation, just a few minutes' walk from Paradisos beach. Clean and tidy, in accordance with the pictures on the website. Every three days, they cleaned and changed the bedding and towels. A lovely and spacious terrace. The hosts are friendly, although they only speak Greek, making communication a bit challenging. It takes about 15 minutes to walk to the center of Neos. With small children, it was inconvenient due to the hills, so we had to drive. The Dimitris tavern, which offers excellent food, is just a few minutes' walk away.

We have just returned from our vacation, where we stayed at Gramatiki Haus. Overall, everything was excellent; the studio was spacious, exceptionally clean and tidy, equipped with all the essentials for a vacation. It offered free use of air conditioning, and the electricity was stable, which was often not the case in some other accommodations we had stayed in. The location is perfect! Close enough to even walk to Neos, literally just a short stretch across the main road, yet far enough from all the noise and hustle, allowing one to truly relax. We would suggest a few minor improvements to the owners: a few more hooks in the bathroom - two hooks are not sufficient, there is nowhere to hang clothes while showering. We bought a towel rack that we hung on the door, and only then did showering become comfortable, without having to search around the bathroom for a place to hang clothes. It wouldn’t hurt to have a small nightstand on the left side of the double bed, so both partners could enjoy coffee in bed. Currently, one nightstand is on the right side of the double bed, and the other next to the single bed. A third suggestion is that the wardrobe could have shelves, as it only has a hanging space, and we kept our clothes in suitcases. So, those are three minor details we suggest the owners address to make the stay in the studio even more pleasant. The linens and towels are changed every four days, which for us meant two changes of linens during our stay, and that was just enough. The hosts are unobtrusive and discreet, yet available for any assistance. I highly recommend this accommodation; it is excellently positioned, just a few steps from Paradizo beach, although we didn’t actually go to that beach, we preferred Lagomandra, which is very close (by car), and it has everything a beach should have: it’s huge with plenty of space, beautiful and crystal-clear water, and nearby there’s a hotel with restaurant and fast food options, making it perfect that our accommodation is just 7 minutes away from that beach, of course, by car. The accommodation was filled with Serbs, Romanians, Macedonians, and Bulgarians, and all these guests were quiet, discreet, and did not make noise, unlike a few Greek families that rotated during our stay and who really enjoy chatting on the terrace until the wee hours, and everything else, but they were civilized enough to stop when we pointed out that it was midnight and that some of us wanted to sleep. So here’s another suggestion for the hosts: remind all your Greek guests that they are not alone in the accommodation and that they should take a cue from their eastern neighbors.
